A Glenview builder has applied to develop 3.5 acres at 2420-2450 Landwehr Road in Northbrook, making it the fifth time in nine years a developer has made a play for the same plot of land.

PKPG Companies, operated by Glenview resident Peter Canalia, has a plan to build seven houses on the property.
The project recently came before Northbrook trustees in a regular village board meeting as a preliminary review. Typically, in such reviews, the developer does not speak, though they do respond to questions if the trustees have them. In this case, board members did not question the developer but seemed generally well-disposed to the proposal.
The recent history of attempts to develop the property started in 2008, with a proposal for 20 multi-family units, a departure from what was built on surrounding properties. That project and three others were dropped after preliminary reviews were brought to Northbrook trustees. One of them, from a Houston builder, asked for a dozen houses and eight zoning variations.
PKPG Companies is proposing a development that would include far fewer than some of the other proposals, and the same number as the last one, with a similar lollipop-shaped street access. That last plan, brought in 2016 by Weekley Homes, also was withdrawn.
The new project, promising houses ranging from 3,400 to 3,800 square feet, has come to the village, like the last one, with only a request to rezone from large-lot R-1 zoning to more typical R-4 zoning.
Current zoning surrounding the site is R-4 along Highland Road to the south and Dorianne and Kayjay drives to the east, and R-2 to the north and west, along Landwehr and Ridge Drive.
The new proposal includes no request for a reduction in the 27-foot width of the cul-de-sac at the end of the access road. That request, criticized by trustees in a preliminary review, may have hampered a 2015 plan for eight houses from a New Jersey builder.
The latest plan comes from the local builder of the Villas of Glen Park, an 11-unit project approved, in its first phase, for Glenview’s west end in 2009. That development includes eight duplexes and two single-unit residences.
Northbrook trustees generally liked Canalia’s Landwehr proposal, dubbed Pauldron Estates, when they saw it May 23. They warned that they’d make sure that it had good access for fire service, flood control systems and adequate buffering, and sent it on to the plan commission for public hearings, if and when the developer files a formal proposal.
