Project’s density worries officials
Trustees sent a proposed mixed-use development near 179th Street and Wolf Road back to committee this week, citing concerns about the project’s density.
Fountain Village, a 50-home subdivision featuring town homes and a 3,838-square-foot bank, was supposed to be discussed by the Planning and Economic Development Committee last week, but the meeting was canceled. That moved the proposal to the Village Board meeting.
“I certainly have grave concerns regarding the density,” said Trustee Brad O’Halloran, chairman of the committee.
Trustee Bernie Murphy also questioned the plan’s density of more than seven units per acre; the original Fountain Village plan called for 3.88 units per acre.
According to Ferhat Zerin, senior planner for the village, Fountain Village’s original proposal included a combination of single-family homes, town homes and condominiums.
Those plans, proposed by Corrib Construction Inc. of Lemont, initially had the buildings facing 179th Street, but objections from neighbors in the nearby Eagle Ridge subdivision and some Plan Commission members forced the developer to turn the homes to face south. The Plan Commission approved the plans for Fountain Village last month.
The committee is scheduled to consider the proposal again on Aug. 23.
