Just over 34 acres at the northeast corner of Sleepy Hollow Road and Illinois Highway 72 will be annexed and rezoned.

The West Dundee Village Board on Monday approved the move to acquire the property in unincorporated Kane County.

In June the land was disconnected from neighboring Sleepy Hollow after the landowners filed a court request to deannex the parcel because that village could not provide water and sewer service.

“We asked to be disconnected. Without sanitary sewer services, we could not develop the land,” said John Regan, one of two property owners.

West Dundee trustees agreed to provide municipal services to the site. For the last 12 years, the land has been leased to a farmer for wheat crops.

A timeline for development of the land, which borders West Dundee’s Tartans Glen subdivision, is uncertain, Regan said.

“The key now is to get a user,” Regan said. “A strip mall is unlikely. You really have to respond to what the market wants.”
