The Carpentersville Village Board Tuesday approved two developers’ plans for single-family homes in the 1,100-acre Springacres Hills subdivision at the southeast corner of Miller and Sleepy Hollow Roads.

Neumann Homes of Warrenville will build 88 homes. Adjacent to that development, Chestnut Homes of Burr Ridge, will build 33 homes.

The developments, which will add to the four subdivisions that make up Springacres, are part of an early 1990s annexation agreement. As part of that agreement and by village ordinance, the Dundee Township Park District is to receive a land or cash donation from developers.

Tom Mammoser, executive director of the Park District, disputed the proposed 1.8-acre park site within Springacres. Mammoser told the board the subdivision’s size requires donation of a 5-acre site.

After more than an hour of negotiations, Mammoser agreed, contingent upon park board approval, to accept a 3-acre site and a $52,832 cash donation.

The Village Board also approved a preliminary plan for Lakewood West, a 68-home subdivision on 28 acres at the southwest corner of Lake Marian and Deer Creek Roads.
